Akshay Kumar Two luxury apartments in Mulund West, Mumbai have been sold for a total price of Rs 12.38 crore. According to property registration documents accessed by CRE Matrix, the actor purchased the property in October 2017 for close to Rs 9 crore and has earned considerable returns on the investment over the years.The apartments are located in Oberoi Enigma, Oberoi Realty’s high-end residential development on LBS Road. Each unit has a carpet area of 1,886 sq ft and comes with three dedicated parking spaces, bringing the total number of parking spaces across the two deals to six.Property records show that both apartments were acquired by Sunny Home Care Private Limited. Each residence is priced at Rs 61.9 crore and the total transaction value is Rs 12.38 crore.The buyer paid stamp duty of Rs 37.14 lakh for each apartment, totaling Rs 74.28 lakh. The sale deed was officially registered on June 30, 2026.
Investment brings healthy returns
Registration documents show that Akshay Kumar purchased the two apartments in October 2017 for about Rs 44.9 crore each. Based on the latest sales prices, each property has gained nearly Rs 170 crore in value, equivalent to an estimated 38% increase in value in the last nine years.
Akshay Kumar sold another major property earlier this year
This isn’t the actor’s first real estate deal in 2026. On June 2, Akshay Kumar sold two apartments in Oberoi Sky City in Borivali East for a total of Rs 710 crore.The larger apartment, measuring 1,101 sq ft, is priced at Rs 575 crore and includes two parking spaces. The second apartment, measuring 252 sq ft, changed hands for Rs 135 crore and comes with a dedicated parking space. These transactions attracted stamp duty of Rs 28.75 lakh and Rs 6.75 lakh respectively.Both properties were purchased by Suvarna Rupeshkumar Sakpal through a transaction registered on June 2, 2026.
Akshay Kumar continues to monetize Mumbai real estate
The actor has been steadily monetizing his Mumbai property portfolio. The Borivali Apartments were originally acquired from Incline Realty Pvt Ltd in November 2017 for Rs 3 crore and Rs 67.55 lakh respectively.In another deal last year, Akshay sold two adjoining apartments in the same Borivali building for Rs 710 crore. The properties were reportedly purchased for Rs 369 crore in 2017 and have generated an impressive return of 92% over eight years. One of the apartments alone fetched Rs 575 crore, a deal that attracted stamp duty of Rs 34.5 lakh and registration fee of Rs 30,000.
